Customary Fees the  Seller Can Generally Be Expected to Pay For:

  • Real Estate commissions

  • Owners Title Insurance Policy

  • One-half of the sub-escrow fee (split between buyer and seller)

  • Sellers escrow fee and processing fee

  • Homeowner's transfer fee (negotiable in contract)

  • Documentary transfer fee

  • City transfer or conveyance tax

  • Loan fees required by buyers lender

  • Document preparation fee for deed

  • Payoff all Loans in Sellers name (including interest, prepayment penalties, statement and reconveyance fees)

  • Termite Inspection and repairs (negotiable in contract)

  • Home Warranty (negotiable in contract)

  • Any judgement or tax liens against the seller

  • Tax proration (for any taxes unpaid at the closing)

  • And and all delinquent taxes

  • Any unpaid homeowners dues

  • Any bonds or assessments (according to contract)

  • Notary fees

  • Natural Hazard Report

  • Messenger fees
